Interior design Gold Coast: what a whole home engagement actually involves

The four stages, in order

Every project here moves through four stages: discover, define, create, complete. A stage you skip tends to reappear later as a cost, because whole home interior design is not one room repeated eight times.

Discover is measuring and listening. Which rooms get used at 7am, who really cooks, whether the boat matters more than a second lounge. Define turns that into a plan. Walls move, rooms swap, and the brief gets tested against the site before anyone talks about tapware.

Create is the interior itself: spatial planning, material palettes, joinery and lighting. Complete covers ordering, delivery and install, the stage most people underestimate. A sofa ordered from Europe in the same week as demolition can still arrive months after you move in.

The same order runs a single room. Kitchen and bathroom renovations on the Gold Coast still get a discover and a define stage, only compressed into weeks.

Resolving it in 3D and VR before the builder prices it

An interior design mood board is agreement in principle. It tells you the feel of a room, not whether the island clears the fridge door. So we build your house in 3D and walk you through it in virtual reality at full size, while a change still costs nothing but our time.

This is the part of interior design Gold Coast clients are quickest to skip, and the part that saves the most. Standing in a VR kitchen, people shift the island or notice the pantry door swings the wrong way. Fixing that on screen takes an afternoon. Fixing it once the stone is templated takes a variation, a delay and a real invoice.

By the time drawings go out for pricing, your builder is quoting a house you have already walked through.

The drawing set your builder tenders from

Builders price what is drawn. Anything left undrawn turns into an allowance, and allowances turn into variations once trades are on site.

So the design stage ends in documents, not images, drafted so a cabinetmaker, a sparky and an estimator work from the same set:

• Floor plans with the layout settled, not indicative
• Joinery elevations for every cabinet, including the inside of it
• Lighting, power and switching marked room by room
• Finishes and fixtures schedules naming the actual product and code
• 3D renders and a VR walkthrough of the main rooms

The 70/30 rule, the 3-5-7 rule, and what they are good for

Two rules of thumb come up constantly. The 70/30 rule splits a room roughly seventy per cent dominant colour or material, thirty per cent contrast, so the eye has somewhere to rest. The 3-5-7 rule says grouped objects read better in odd numbers, so a mantel holds three pieces rather than four.

Both are styling rules, useful when you are dressing a room that already works. Neither fixes a plan that is wrong. No ratio saves a kitchen where the fridge blocks the walk through to the deck.

We apply them late, once walls and joinery are settled. Coastal interior design bends the 70/30 split anyway: with that much reflected light off the water, a palette that looked balanced on a sample board can read washed out by 3pm. We check it in the render, in the real orientation of your block.

Sovereign Islands, Hope Island and Runaway Bay

Three suburbs account for much of our Gold Coast interior design work, and each one bends the timeline more than it bends the drawings.

Luxxe has completed four residences on the Sovereign Islands, among them homes of more than 4,000 square metres internal floor area and valued at more than $20 million. At that size the hard part is not taste but sequencing: stone reserved before the kitchen is signed off, joinery booked while concrete is still curing, and deliveries planned around one bridge in and out.

Hope Island wants a renovation designer more than a decorator: houses barely twenty years old where the bones are fine and the plan is wrong. Runaway Bay is where Tammy grew up, so the older canal stock needs no introduction: a small original kitchen, and the best light stuck at the back. Inland, the Carrara new build ran the other way, with the interior drawn alongside the house rather than after it.

What people ask before they start

What is a typical cost for an interior designer? Studios charge a percentage of construction cost, an hourly rate, or a fixed fee per stage. Ours is staged and quoted once scope is clear, so nobody buys a whole home package to get the kitchen and the cinema done properly. Interior design fees on the Gold Coast track the depth of documentation more than the size of the house.

Is it worth paying for a designer? Measure it against variations. Moving one kitchen wall after the slab is poured costs more than a fortnight of drawing. For a repaint and a new rug, no. When a builder is about to price a house from your plans, the drawings decide the number.

How do you compare interior design firms on the Gold Coast? Ask what you physically receive at the end, who drafts the joinery elevations, and whether renders come before pricing or after. After is decoration. Ask how long they have worked in homes specifically: Tammy holds a degree in design and spent eight years in residential interiors before founding Luxxe in 2019.

How long does it take? Design runs in months, not weeks, and a bigger house means a longer front end. We would rather spend a fortnight in 3D than a month arguing on site.

Do you still need a designer if you have a builder? A builder's allowance is a number, not a decision. Someone has to choose the tile, check it against the joinery, and be there when the wrong one turns up on a pallet.
